Job Summary
Aesthetic & Functional Execution: Serve as the driving force behind transforming the raw structural shell of a 50+ floor tower and complex basement network into a fully functional, aesthetically flawless, and habitable asset.
Multidisciplinary Integration: Act as the central integration point between the structural framework and the highly complex Mechanical, Electrical, and Plumbing (MEP) systems, ensuring architectural intent is maintained without compromising building services.
Building Envelope Leadership: Hold total accountability for the execution of the high-rise building envelope, specifically managing the engineering and installation of complex curtain wall systems, cladding, and Building Maintenance Units (BMU) at extreme heights.
Compliance & Safety Guardianship: Ensure that all architectural elements, finishes, and spatial layouts strictly adhere to the rigorous UAE Fire and Life Safety Code, local municipality regulations, and green building standards.
Key Responsibilities
Facade & Envelope Management: Oversee the intricate installation of high-performance facade systems (unitized or stick curtain walls), ensuring strict compliance with wind-load deflection criteria, thermal insulation, acoustic performance, and weather/waterproofing standards.
Design & Clash Coordination: Meticulously review and approve all architectural shop drawings, leading the coordination of Reflected Ceiling Plans (RCPs) and resolving critical clashes between architectural elements and massive MEP ductwork/piping using 3D BIM environments.
Mock-up & Material Approvals: Drive the rapid delivery and approval of on-site mock-up rooms and material submittals, managing the Lead Consultant and Client representatives to secure sign-offs on luxury finishes (marble, custom joinery, specialized glazing) to prevent procurement delays. Basement & Podium Detailing: Manage the architectural execution of the 5+ level deep basements, ensuring flawless application of complex waterproofing membranes, protective screeds, traffic coatings, line marking, and wayfinding signage systems.
Fire & Life Safety Execution: Direct the precise installation of passive fire protection systems, including fire-rated partitions, fire-stopping at slab edges, smoke curtains, and fire-rated doors, securing critical stage approvals from UAE Civil Defence.
Finishes Subcontractor Control: Supervise and sequence a vast array of specialized architectural subcontractors (blockwork, plaster, tiling, painting, ceilings, joinery), managing the complex handover process from "wet trades" to final luxury fit-out.
Snagging & Handover: Lead the rigorous internal Quality Assurance (QA) snagging process, progressively closing out defects on a floor-by-floor basis to ensure a zero-defect handover and the smooth issuance of the Building Completion Certificate (BCC).
Required Skills & Qualifications
Educational Background: Bachelor's Degree in Architectural Engineering or Architecture from an internationally recognized university.
Targeted Experience: 10 to 15 years of continuous experience working for major Main Contractors, with a mandatory portfolio of delivering architectural packages for ultra-high-rise towers (50+ floors) and multi-level basements in the UAE.
Technical Software Proficiency: Advanced, hands-on capability in BIM software (Autodesk Revit, Navisworks Manage) for 3D clash detection and architectural detailing, alongside expert-level AutoCAD skills.
Facade & Envelope Expertise: Deep technical understanding of high-rise curtain wall engineering, specialized glass specifications, aluminum extrusion systems, and the logistics of installing exterior elements at heights exceeding 200 meters.
Regulatory Acumen: Intimate, up-to-date knowledge of the UAE Fire and Life Safety Code of Practice, Dubai/Sharjah Municipality building regulations, and regional sustainability frameworks (e.g., Dubai Al Safat, Abu Dhabi Estidama, LEED).
Material & Fit-Out Knowledge: Extensive expertise in standard and luxury building materials, tolerances, and the correct sequential methodologies for high-end interior fit-outs in premium residential, commercial, or hospitality towers.
Quality & Detail Orientation: Exceptional attention to detail with an uncompromising stance on quality, coupled with the soft skills necessary to negotiate acceptable tolerances and finishes with demanding Client architects and interior designers.
